The first sign of trouble was that the gas meter was removed. That means gas has been off for over a year. Winters in Indiana it gets cold enough to freeze water pipes, so how was he heating the house?
Looking around its apparent the gutters were overflowing, the roof is worn out and the bricks were coming loose from the front facade. I also seen a slight lean on two basement walls. I suspected things wouldn’t be much better on the inside. I assumed correct.

THE INSIDE
The seller had been showing the house to everyone who walked by in hopes of selling without an agents commission. Invariably the females took one look at his man cave and headed for the door. The living room wood burning fireplace was outdated and a fire hazard. The walls, ceilings and hardwood floors needed completely redone. And all four bedrooms needed new carpet and ceiling fans. The electric was old knob-n-tube and much of it was exposed. There was a smorgasbord of electric and plumbing materials and fittings much of them rubbing right on top of each other.
Because of the condition of the house, inside and out, Fort Wayne Neighborhood code had already delivered several condemnation notices. To prevent large fines from adding up we had to go to court to file a work order with neighborhood code and keep them advised on the status of our proposed renovation timeline.

THE TIMELINE

- Tiled shower surround with Spanish marble design
- Laundry area in dark basement was relocated upstairs
